General renovation projects are typically divided into 2-3 payment stages. A portion of the fee is collected upon completion of each phase, rarely in one lump sum. This better protects the interests of both parties, especially since renovation projects involve many details with varying costs.

Therefore, with staged payments, homeowners can expect to pay the full amount only after the project is completely finished. Renovation companies can also proceed with the project in stages, avoiding disputes.

Initial Consultation

Designers meet with clients to discuss project expectations, design budget, requirements, and project timeline. We will also conduct preliminary on-site surveys and measurements, and study the feasibility of the design with clients.

Space Planning and Implementation Phase

Before undertaking home renovation/refurbishment projects, designers should fully communicate and reach consensus with clients, understand how the unit's space will be used, and begin forming preliminary space planning concepts.

Post-Completion Maintenance

After project commencement, progress reports will be provided to clients at each stage to ensure the project proceeds on schedule. Upon completion, one year of structural maintenance will be provided to ensure client satisfaction.

The most important consideration for public housing interior design and renovation is that public housing units are subject to Housing Authority tenancy regulations, so certain modifications cannot be made, or the tenancy may be terminated.

Public housing fixed installations that cannot be altered are classified into Categories A, B, and C. Category A items such as fire-rated doors, main entrance doors, kitchen doors, and noise-reduction windows cannot be removed at will. Category B items such as security gates and locks require prior approval from the Housing Authority for replacement, and regulations must be strictly followed. Category C items such as showers and taps can be replaced without application.

Regulations must be complied with, so the knowledge, experience and understanding of various rules by renovation companies is crucial. Keyhouse has detailed information on public/subsidized housing design and renovation, recommendations and pricing for your reference. Please feel free to enquire.

Y-Type buildings are a general term for a type of Hong Kong public housing building, formerly known as trident-type buildings. They were the standard public housing design at the time, divided into Y1, Y2, Y3 and Y4 types.

  • Y1-type buildings are mostly 35 stories high, with units designed mainly for families of 3 or fewer people, classified as small units.
  • Y2-type buildings are also 35 stories high, with 8 units per wing, 24 units per floor, providing a total of 816 units. Three-quarters are medium-sized units for families of 4-6 people.
  • Y3-type buildings improved upon the appearance and layout design of Y1 and Y2 types, providing air-conditioner openings for the first time. They were also the first standard public housing built using prefabricated components. Later Harmony-style buildings adopted the basic design of this type.
  • Y4-type building unit layouts are based on Y3 type, but with smaller floor area than Y3, making them more suitable for construction on urban sites.

Renovations often use black, white and grey tones, with more white, providing sufficient brightness and ample light indoors, creating a more spacious feel with good sense of space, offering an overall comfortable and natural atmosphere.

Furniture designs feature simple lines with a light and stylish aesthetic. Some walls use light brown wood grain, which is harmonious and adds a finishing touch.

Harmony-style residential units use standardized component design internally, with identical dimensions for kitchens, toilets, living-dining areas and bedrooms within units.

Units originally have no internal partitions. Residents can partition and design rooms according to their needs. Windows are preset at suggested room partition positions.

H Block buildings, also known as I-shaped buildings or H-type buildings, are a type of Hong Kong public housing that began construction in the 1970s, mainly for rental public housing purposes.

I-shaped building units generally have larger floor areas, with the largest units reaching 93.9 square meters in construction area. Apart from toilets, kitchens, and balconies within units.

There are no fixed partitions in the middle. Residents partition according to their own needs. There is a louvered glass window separating the balcony from the living room, allowing light from the balcony to reach the living room. The balcony is actually just an arcade. Residents often use that space for laundry purposes, placing washing machines or hanging clothes.

Old Long-Type BuildingsAlso known as old-style long-type or long-type buildings, they are among the earliest public housing estates built in Hong Kong, well-known for their linear design.

Twin Tower BuildingsAs one type of Hong Kong public housing design, twin towers refer to two towers of different heights connected together, approximately 24 to 28 stories high.

Each unit has a balcony. Due to the twin tower design creating a large central light well in the building, twin tower public housing is also called "well-type public housing" or "jing-shaped public housing".
